The Hunter wins 2026 Urban Land Institute (ULI) Impact Award

Completed in July 2025, The Hunter is a new 214-unit multi-family offering in downtown Colorado Springs, where the population has increased nearly twice the national average over the past decade. It provides residents with direct access to the city’s amenities — including parks, museums, dining, and retail – in a healthy, amenity rich environment. In a district that is transforming from quiet single-family homes into a more vibrant network of contemporary multifamily living options, The Hunter serves as a bridge — introducing urban amenities while respecting the architectural context with sensitively scaled massing.
The Hunter focuses on how people engage with the street. It transcends the typical right-of-way experience, introducing layers of greenery and texture that soften the urban edge while amplifying street-level vitality. This richer pedestrian experience celebrates movement, landscape, and community.
The landscape design acts as both an invitation and threshold. Cast-in-place planters define the building’s edge, creating a gentle buffer from the private residential spaces to the public sidewalk. Along the street, soil cells — a shared investment between the owner and the City of Colorado Springs — nurture trees: an investment in shade, comfort, and ecological benefits. Over time, these elements will intertwine to form a lush, walkable environment where the building and nature converge to create a place for connection.
Amenity spaces are abundant and strategically placed to create vibrant hubs of activity throughout the building and capitalize on the views. The pool deck and adjacent two-level clubhouse provide residents with a communal kitchen, private dining area, and unobstructed views of Cheyenne Mountain and Pikes Peak. The coworking space that overlooks the main lobby and the downtown skyline. Additionally, there is a robust fitness studio, pet spa, ski and bike storage, “zoom rooms”, and a swing suite.
