While the function and organization of the spaces have remained largely the same, the outcome is a drastically different appearance coupled with streamlined operational and maintenance capabilities. Throughout the renovated space light levels are balanced via a networked lighting control system that reduces energy use with daylight and occupancy sensing. The Davis Partnership design team established preset scenes, in both the porte cochere and lobby, that seamlessly transition to create comfortable and balanced illumination levels through day, dusk, and night, while also conserving energy. This allows the porte cochere and lobby to be safe, inviting, and comfortable. In addition, the Porte cochere and portions of the lobby were required to be accessible to residents during construction, adding another layer of complexity.
