The massing and materials for the project are intended to support the urban context that was the City’s vision for this area. The building is developed up to the property line on all four sides and the ground floor retail is intended to be pedestrian focused with large walk areas between the building face and adjacent roadways. The ground floor retail component is planned to have 9 individual spaces including restaurants, a bank, coffee shop, bakery, and other similar uses. All along the southern edge of the property, two-story walk-up townhouse-style apartments and the residential leasing office line the South Park. On the upper levels in the residential area, the building has two separate and large private amenities courtyards. The west courtyard that faces South Park has amenity features that include an outdoor pool, hot tubs, built-in seating and dining areas, landscape planters, game areas, and gas grills. The north facing courtyard will be more tranquil and has outdoor yoga overflow through large operable glass walls from the fitness spaces, as well as more built-in seating/ dining, landscape planters, and gas grills. Indoor amenities include a leasing office, conference room, fitness, yoga room, bar/lounge, community room/ common area dining, and coffee bar open seating areas.
