New vibrant residential mixed-use for Denver's southeast corridor
Schnitzer West Living collaborated with Mitsui Fudosan America (MFA) on the project as co-equity partners to bring this vibrant new mixed-use residential development to the southeast corridor. Davis Partnership Architects provided architecture, entitlements, interior design, lighting design, furniture and fixture selections, and wayfinding design for the Avant. This exciting new community of 337 highly curated for-rent residences in the heart of a walkable entertainment district is ready to welcome residents in early 2025. Located near the popular Fiddler’s Green amphitheater, among The Avant’s design goals was to maintain a connection to the outdoors and vibrant entertainment options. Each residence has either an exterior deck or Juliet balcony. The Avant features 16,000 square feet of outdoor space, including penthouse terraces, courtyards, an outdoor pool and hot tub, a fitness center and other community gathering spaces. Indoor communal spaces total more than 13,000 sf and embraces the music and entertainment district vibe with a music room boasting a grand piano. The lobby provides 3,500 square feet of leasing, coworking and gathering areas, encouraging social interactions. A two-level indoor structured parking garage offers capacity for 450 vehicles. Units range from studios to three bedrooms and average 800 square feet. The design aspires to be both contemporary and timeless. Exterior material selection for the four-story development includes durable stone, brick and stucco, accented by bronze metal panels. Expansive windows allow for abundant natural lighting while providing stunning views of the mountains. Inside, the residences feature an array of high-end finishes and smart home technology. Every unit is equipped with digital, programmable energy-saving thermostats, allowing residents to control their climate and reduce energy consumption. Stainless steel Energy-Star appliances in the kitchens provide a contemporary look while conserving energy. Kitchens feature quartz countertops, gourmet prep islands, and pendant lighting that creates a warm and inviting atmosphere.
