The Senior Care Center at Gunnison Valley Health is a new 52,000-square-foot building offering a modern and “social experience” for up to 50 individuals in need of assisted living, memory care, and skilled nursing. The center was planned to embrace the “neighborhood” concept trending in the senior living industry. This philosophy emphasizes the creation of “neighborhoods” where 15-18 people are organized together to create a community-like setting. Almost every resident has a private room oriented around a common area for dining, living, and gatherings. The nurse stations were carefully integrated into the common area to create a better synergy between staff and residents. Lastly, the kitchen was designed to become the central hub for activity while giving access to caregivers.
The site is organized to provide each “neighborhood” a connection to the campus commons space. This area contains the core amenities for the residents, including physical therapy, a salon, activity rooms, and administrative services. The climate conditions in Gunnison range from very cold in winter to moderate in the summertime. With the colder air sinking into the valley floor, the microclimate creates temperatures as low as negative forty degrees. Due to the extreme climate, efficiency choices like the use of continuous insulation at the walls is a must, but less commonly used in this climate is the integration of a cold roof system. This design places all roof insulation at the top of the roof sheathing and provides an air gap between the insulation and the roof decking. This allows air flow to enter the assembly at the roof eaves and exit at the ridgeline. With this detail the entire surface of the roof will be at a consistent temperature, eliminating the melting of snow from the warmth of a tempered attic and offering a more comfortable living environment within.
Pairing the sustainable building efficiencies and creation of space more social than institutional, the Senior Care Center at Gunnison Valley Health is without question making big strides in the Gunnison Valley and the broader senior living industry.
